Meta Ads for Real Estate in Kerala: Getting Site Visits, Not Just Cheap Leads
Real estate ads in Kerala are easy to get cheap leads from and hard to get site visits from. How builders can qualify leads, reach NRI buyers in the Gulf, stay RERA-compliant and judge campaigns by visits.

Real estate is one of the easiest categories in Kerala to get leads for on Meta, and one of the hardest to turn into revenue. A ₹200 lead from a villa project ad looks great in Ads Manager. Then the sales team calls 50 of them and finds wrong numbers, students, people "just checking", and buyers with a budget a third of your cheapest unit.
The fix isn't a better audience. It's measuring the right thing and building the campaign around it.
Measure site visits, not leads

In real estate, the first real signal of intent is a site visit. Someone who drives to Kakkanad on a Sunday or asks a relative to visit for them is serious. Someone who filled in a form while scrolling at midnight may not be.
So track every campaign down to:
- 01Leads
- 02Leads you actually reached
- 03Qualified leads (budget, location and timeline fit)
- 04Site visits
- 05Bookings
When you compare campaigns, use cost per site visit, not cost per lead. A campaign with leads at twice the price can still win if those leads turn up. I've written more about this problem in Facebook ads leads but no sales.
Qualify on the form
Instant forms are popular because they're easy for the user. That's also the problem. Add a few multiple-choice questions so you can sort leads before you call.

- Budget range, with options that match your actual units.
- Where they live now: Kerala, elsewhere in India, or abroad.
- Timeline: within three months, within a year, just exploring.
- Purpose: own use, for parents, or investment.
- Choose "Higher intent" as the form type, which adds a review step before submitting.
Volume will drop. Quality will rise, and your sales team will thank you.
Reaching NRI buyers in the Gulf
A large share of Kerala property is bought by Malayalis working in the UAE, Saudi Arabia, Qatar, Oman, Kuwait and Bahrain, often for themselves or for parents back home. That changes the campaign:
- Run separate campaigns for India and the Gulf. Costs, timing and messages differ. The Gulf NRI targeting guide covers time zones, Gulf weekends and leave seasons.
- Speak to the real reason. For NRIs, it's often "a home for my parents near family" or "a place to come back to", not just floor area.
- Mind the time zones. Call when they're free, usually evenings their time.
- Offer video walkthroughs and a named contact who can handle things remotely. NRIs often buy without visiting in person, so a family visit or a video call counts as the "site visit".
- Use Malayalam where it fits. A Malayalam ad often stands out in a Gulf feed full of English and Arabic. See my guide to regional-language ads.
Meta applies special targeting restrictions to housing ads in some countries. These can remove options like age, gender, postcode and lookalike targeting. Before planning audiences, check whether the countries you target are covered.
WhatsApp vs forms
For real estate, click-to-WhatsApp ads often start a better conversation than forms. A buyer who types "What's the price of the 3BHK?" has already shown more interest than one who tapped "Submit". The trade-off is that WhatsApp chats need someone to reply quickly. I compare both in click-to-WhatsApp ads vs lead form ads.
Show the RERA number
Under the RERA Act, ads for registered projects must show the project's RERA registration number and the authority's website. In Kerala, that's K-RERA. Put it in the ad image or text and on the landing page. It's a legal requirement, and serious buyers look for it.
Creative that works for property
- Real footage of the site, the approach road and the view from the balcony. Renders alone feel like every other project.
- Location in the first line: "3BHK villas, 5 minutes from Infopark."
- One clear price signal: "Starting ₹85 lakh" filters out people who can't afford it before they click.
- Progress updates for under-construction projects. They build trust with buyers who've heard bad stories.
Feed the results back to Meta
If Meta only knows about form submissions, it finds more people who fill in forms. If you send it site visits and bookings from your CRM, it learns to find people who actually visit. This is the single biggest improvement for most real estate accounts. I explain how in sending CRM data to the Meta Conversions API.
Frequently asked questions
What is a good cost per lead for real estate in Kerala?
It depends on the project's price, location and audience, so a single number isn't useful. Track cost per site visit and cost per booking instead. A higher cost per lead is fine if those leads visit.
Do Meta ads work for NRI property buyers?
Yes. Meta reaches Malayalis in the Gulf well. Run a separate campaign for them, speak to why they're buying, and plan for remote site visits by video or through family.
Do property ads in Kerala need a RERA number?
Ads for RERA-registered projects must show the registration number and the K-RERA website address. Check with your legal advisor for your specific project.
